Why Houghton specifies differently
Upper Houghton stands on a ridge with open sky and real wind at elevation; Lower Houghton spreads into a flatter grid of large gracious homes and Art Deco blocks. Two suburbs in one, and two different specifications.
Ridge-top homes orient their grandest glass at the sweep of the northern suburbs — which often means facing the afternoon sun head-on. Sunscreen mesh and day-night blinds cut the glare without giving up the very thing the house was built around.
Without a dense tree canopy overhead, Upper Houghton glass takes direct sun for more of the day than its parks-belt neighbours. External venetians and roller shutters stop that heat outside the glass — the honest fix for the hardest west elevations.
Upper Houghton is a declared National Heritage Area, and its kopje-stone walls and original frames deserve fixings planned around them. We measure the recess and the masonry before anything is drilled.
A ridge catches gusts the valley never feels. Any awning up here gets specified with a motor and wind sensor as the baseline, not the upgrade.
